The Commercial Real Estate Leasing Market

For our readers not familiar with commercial real estate (CRE) leasing, this is simply the practice of leasing real estate to businesses. Currently, finding a suitable property for commercial purposes is a cumbersome, expensive process that is fraught with inefficiencies and roadblocks that make navigating the commercial real estate landscape a real pain. Despite the currently inhospitable environment, the CRE industry is booming, due in part due to the blossoming start-up scene and interest from high-net-worth individuals looking to capitalize on their investments. 

| The major types of investors in the CRE leasing market include:
  • institutional investors such as private and public pension funds, insurance companies and fund managers
  • real estate investment trusts (REITs) are one of the most common ways for general investors to enter the CRE market
  • private equity including high net worth individuals and organizations

| The CRE market has numerous benefits over traditional leasing, making it particularly attractive as an investment option, some of these benefits include:

  • higher rental yields and return on investments than residential property
  • longer lease agreements, typically around 3-10 years, compared to the 6-12 months common with residential rental agreements
  • CRE value tends to increase over time, yielding excellent capital gains
So Where Does Agentmile Fit In?

Agentmile is looking to step into this industry, providing the very first decentralized CRE leasing platform that incorporates A.I. Agentmile will simplify the process of leasing CRE by providing a platform for both tenants and landlords, where commercial properties can be listed and leased with ease. This platform will empower its users with far superior analytics, reporting and forecasting tools compared to what is currently available, massively improvement management and profitability of commercial real estate.

Currently, most CRE is listed on multiple-listing sites, whereby multiple brokers can list their properties on the same site. However, there is currently no standardized listing procedure, making it difficult to quickly and efficiently make decisions about property. Besides this, multiple-listing sites are notorious for inaccurate and exaggerated property information, lacking any effective mechanism to ensure the credibility of the information. Agentmile will attempt to address these issues by bringing blockchain, near real-time updates and consistency to the industry, producing a platform where credibility, due diligence, and accuracy are key.



Agentmile Token Sale

Agentmile is based on the Ethereum platform, opting for the new, and rarely seen EIP-20 token standard. Operating under the ticker name ESTATE, the project will be selling a total of 100,000,000 tokens during the token sale period, which stretches from now until December 17th, 2018 (including private pre-sale and pre-sale period). 

During the open sale rounds, there will be a maximum bonus of 50%, decreasing by 5% per week during the general sale beginning October 15th. The token price is capped at $0.20 each, with a soft and hard cap set at $1,000,000 and $20,000,000 respectively. Our Thoughts
If there's only one thing to say about this project, then we would simply have to mention the size of the community behind the project. With over 60,000 members in its Telegram community, and almost 23,000 followers on Twitter, it is clear that Agentmile is extremely well received by the cryptosphere. The project has a great team behind it, specializing in real estate and project development, however, we did notice that a blockchain developer was not listed on their site. However, with several top advisors working with the platform, we don't imagine this will be a problem for very long.

Overall, we feel the Agentmile project is strong, though we would like to see a working prototype from the team before we say it will be a success.
